How Long Does Floor Sanding Take?

"When can I move back in?" is the second most common question we get (after price). Understanding the floor sanding timeline is crucial for coordinating your movers, painters, and family logistics.
Here is a realistic breakdown of how long a professional floor sanding project takes in Auckland.
The Short Answer
For a standard 3-bedroom house (approx 80-100 sqm), the entire process typically takes 3 to 5 days.
Day-by-Day Breakdown
Day 1: Heavy Lifting
We arrive, punch all nails, perform repairs, and do the heavy coarse sanding. By the end of Day 1, the old finish is gone and the floor is flat.
Day 2: Fine Tuning & Sealing
We perform medium and fine sanding, edge sanding, and buffing. We then apply the first coat (Sealer).
Day 3: Coating
We lightly sand the sealer coat (denibbing) and apply the second and third coats of polyurethane.
Day 4: Curing (No Access)
The floor is wet and soft. No one can enter the house.
Day 5: Inspection
Light foot traffic (socks only) is usually permitted. Final inspection.
Factors That Cause Delays
- Humidity/Temperature: In winter or humid summer spells, drying times can double. We can't apply the next coat until the previous one is dry.
- Staining: Adds 24+ hours for drying.
- Carpet Removal: Adds 0.5 - 1 day depending on staples and glue.
- Repairs: Sourcing recycled timber and replacing boards takes time.
Timeline for Other Trades
If you are doing a full renovation, schedule floor sanding last (or second to last, before final carpet install in bedrooms).
- Painting: Paint walls before floors. We can sand off any paint drips. (Just leave the skirting boards for final touch-ups after we finish).
- Kitchen Install: Install the kitchen before sanding if you want the floor to look seamless around the cabinetry.
Have a Tight Deadline?
We work with your schedule. We can sometimes deploy double teams to speed up large jobs.
Frequently Asked Questions
Can I sleep in the house during the process?
We strongly recommend moving out. The machines are noisy (8am-5pm), and the polyurethane fumes can be strong in the evenings. Plus, access to bathrooms and kitchens is often blocked by wet floors.
How long until I can put furniture back?
Wait at least 24-48 hours after the final coat before walking on it with socks. Wait 3-5 days before moving furniture back. Wait 2 weeks before laying rugs.
Does staining add extra time?
Yes, staining usually adds 1 extra day to the schedule to allow the stain pigments to dry completely before sealing.
