Floor Sanding Before and After: Auckland Transformations

It is hard to believe the potential hidden under old carpet or layers of orange varnish. Many homeowners are shocked when they see their finished floors for the first time.

"I didn't know it could look this good" is a phrase we hear constantly. Here are some of our favorite transformations from Auckland homes.

1. The "Carpet Reveal" (Mt Albert Bungalow)

Before: Old, dusty green carpet from the 1980s covered the entire hallway and lounge. The owners suspected Matai timber underneath but weren't sure of the condition.

The Process: We uplifted the carpet and staples. The timber had glue residue and some borer holes. We coarse sanded to remove the muck, filled the holes with matching putty, and finished with a water-based Satin poly.

After: Stunning deep-red/gold Matai floors that became the hero feature of the home.

2. Whitewashing Pine (Remuera Villa)

Before: The kitchen extension had a radiata pine floor that had turned distinctively "orange" due to an old oil-based coating and UV exposure. It looked dated.

The Process: We sanded back to raw pale timber. We applied extensive "Blonding" (whitewash) to neutralize the yellow tones, followed by a matte commercial-grade finish.

After: A modern, Scandi-style floor that looked light, airy, and contemporary—perfect for a modern kitchen.

3. Commercial Rescue (Ponsonby Café)

Before: A high-traffic floor that was worn down to bare, gray wood in the walkways. It looked dirty and neglected.

The Process: We performed an overnight restoration to minimize downtime. We removed the gray oxidization and applied a heavy-duty 2-pack anti-slip finish.

After: A rich, warm, inviting floor that could withstand hundreds of coffee orders a day.

4. Parquet Perfection (CBD Apartment)

Before: A beautiful herringbone floor in an art-deco building was missing blocks and had loose tiles clattering underfoot.

The Process: We re-glued loose blocks, sourced matching recycled Oak for the missing pieces, and carefully sanded using multidirectional equipment to preserve the pattern.

After: An intricate masterpiece restored to its original 1930s glory.
